Project Overview

Freight Systems (FSL) is a state-of-the-art facility established to provide Dubai’s best-in-class logistics and warehousing solutions. Designed to optimise supply chain efficiency for forward-thinking corporates, the park is a benchmark in freight and forwarding. Following the success of this project, Coign also developed FSL’s logistics parks in Sanand and Gurugram, India.

Infrastructure and Services

  • Designed unidirectional flow for seamless inbound and outbound vehicles.
  • Developed traffic management systems for people, vehicles, and machinery.
  • Engineered wide roads with kerbs and lane markings for smooth traffic flow.
  • Installed suitable warehouse flooring compliant with BS TR34 2015 Edition 4 standards.
  • Planned the warehouse in alignment with the optimal building ratio.
  • Positioned columns to comply with the heavy-duty racking system.
  • Increased warehouse capacity by designing a taller warehouse and VNA machine for narrower aisle operations.
  • Designed the roof with PLR panel sheets, monitors, and louvres for cross-air circulation.
  • Installed insulated roofs and walls for a 6–8°C temperature differential.
  • Dedicated air-conditioned storage areas for pharmaceutical, healthcare, and food & beverage products.
  • Created an aesthetically appealing building with glass façades and in-house colour panels.
  • Incorporated estate lighting, landscaping, and directional/instructional signage.
  • Engineered a robust firefighting system, including a hydrant system with fire doors.

Support Facility Structure

  • Secured the logistics park with dedicated entry and exit gates.
  • Provided an external truck terminal with safe pedestrian pathways.
  • Developed three mezzanines for office setup, cafeteria, and value-added services.
  • Allocated utility areas for DG sets, scrap yards, and underground water tanks.

Adopting Green Solutions

  • Incorporated skylights & natural lighting.
  • Used locally available building materials.
  • Designed a water supply using natural gradients.
